McKinney, historic downtown meets 2000s sprawl

McKinney has more range than almost any city we serve. The historic downtown square area has homes from the 1910s through 1950s with plumbing systems that reflect that age. Meanwhile, Stonebridge Ranch, Tucker Hill, and Eldorado to the south and west are largely 2000s-era construction with completely different issues. We know both ends of the spectrum.

What to know about McKinney plumbing

McKinney's age range is wider than most North Texas cities we serve. Pre-1930 homes exist within 5 miles of brand-new construction. The permit requirements and the plumbing profile are completely different at each end of that spectrum.

City of McKinney requires permits for plumbing beyond minor fixture work. Historic district homes near the downtown square may have additional requirements due to structure age. We pull all permits on qualifying jobs.

Stonebridge Ranch and other McKinney master-planned communities have active HOAs with contractor access and restoration requirements. We navigate these regularly. For sewer or water line excavation, count on us to confirm HOA requirements before we start.

North Texas clay soil affects McKinney the same as everywhere in the DFW area. How clay soil affects sewer lines is worth reading if you're dealing with recurring drain issues. Hydrostatic sewer testing is the best pre-purchase protection for older McKinney homes.

What homeowners near McKinney say

We had a slab leak and were panicking. Chad walked us through the whole process, explained what he was doing at every step, and his price was fair. He even followed up the next week to make sure everything was holding. This is the only plumber we'll call from now on.

Jennifer K.

Frisco, TX

The last plumber we called tried to sell us a whole new system when all we needed was a valve replacement. Chad was honest about what the actual problem was and fixed it for a fraction of what the other company quoted. That's rare.

Mike R.

Plano, TX

Chad came out the same day we called. He looked at our water heater, told us exactly what was wrong, gave us a price, and got it done that afternoon. No surprises on the bill. We've used other plumbers in the area and this was by far the best experience.

Common Questions

Plumbing questions from McKinney homeowners

If you don't see yours, just call. We answer the phone.

How much does a service call cost?

A service call covers the trip out, a licensed master plumber on site, and a full diagnosis. If you approve any work, the service call fee applies toward the total — you only pay it once. We tell you the price before we start, so you're never surprised by the bill.

What's Actually Included in the Service Call

When you book a service call with us, here's what you get:

  • Drive time and arrival to your address in northern DFW
  • Master plumber on site (not a tech, not a dispatcher — Chad Cole or someone trained the same way)
  • Full diagnosis of the issue. Not a guess — actual pressure tests, camera inspection, or whatever the situation calls for
  • Honest options conversation — usually 2-3 paths from cheapest fix to most durable, with the trade-offs spelled out
  • Written price before any work begins

How the Fee Works on Approved Work

If you decide to move forward with a repair or installation that day, the service call fee applies as a credit toward the total. You don't pay twice. Example: if the service call is $89 and the repair quote is $450, you pay $450 total — not $539.

If you don't approve any work that day, you only pay the service call. No upselling, no pressure to "let us start" before you've seen the price.

What We Don't Do

  • We don't charge for estimates over the phone or text. If you can describe the problem, we'll often give you a ballpark before we even drive out.
  • We don't add hidden charges or surprise fees mid-job. If we hit something unexpected (like a corroded shutoff valve we didn't know about), we stop, show you, quote it, and let you decide.
  • We don't mark up parts to triple retail. Most plumbers do; we don't.

Common Repairs and What They Run

Full pricing depends on what we find, but for context:

Do you offer free estimates?

Yes. Cole's Plumbing gives you a written estimate before any work begins, with line-item pricing so you can see exactly what each part of the job costs. We don't start until you approve the number. No pressure, no surprises, no "while we're here" upsells.

How Our Estimate Process Works

When we arrive for a service call:

  1. We diagnose first. We look at the actual problem — not a sales pitch dressed up as a "system check." If the issue is a $30 fix, we'll tell you that.
  2. We give you 2-3 options with trade-offs. Cheapest fix, balanced fix, longest-lasting fix. Each has a price.
  3. You decide. No "I need to ask my manager." Chad answers the phone, Chad gives the price.
  4. We get it in writing before tools come out. Email, text, or paper.

What "Free Estimate" Means (and Doesn't)

The service call fee covers the trip and diagnosis. If we're digging up a yard to look at a sewer line or running a camera inspection, that's real work and the fee applies. But if we approve any repair from that visit, the service call fee credits toward the total — you don't pay twice.

For large jobs (full repipes, water heater installs, sewer line replacements), we often quote without a service call fee at all. Call (972) 210-9033 and tell us what you're thinking — we'll let you know.

Things We Won't Do on the Estimate

  • No "today only" pricing tricks. Our quote is good for 30 days. The price doesn't change because you slept on it.
  • No bundled "system replacement" pitches for what should be a $200 repair. If your water heater needs a $40 thermocouple, we're replacing the thermocouple.
  • No fake "discounts." The price we quote is the price.

What areas do you serve?

Cole's Plumbing serves the northern Dallas-Fort Worth area. We're based in Carrollton, TX, and respond same-day to Carrollton, The Colony, Lewisville, Coppell, Plano, Frisco, Grapevine, Little Elm, Flower Mound, Addison, Farmers Branch, and surrounding cities. If you're in northern DFW and not sure if we cover you, just call.

Cities We Serve Daily

Same-day service available in:

Also serving Flower Mound, Addison, Farmers Branch, Highland Village, Lake Dallas, and Hebron.

What "Northern DFW" Means for Response Time

We operate out of Carrollton, so response time is partly geography:

  • 15-min radius (Carrollton, The Colony, Coppell, Lewisville, parts of Plano/Frisco): typically same morning
  • 30-min radius (Plano, Frisco, Grapevine, Little Elm, Highland Village): typically same day
  • 45+ min (parts of Dallas proper, Mesquite, Garland, Allen): we'll come, but plan for next day unless emergency

Outside the Standard Service Area?

If you're south of I-635 (deep Dallas, Oak Cliff, Mesquite) or out toward Mansfield/Arlington, give us a call anyway. We take some longer-distance jobs, especially for whole-house repipe, sewer line repair, or hydrostatic testing — work that's worth the drive.

For routine emergency plumbing or drain cleaning outside northern DFW, we may refer you to someone closer. We'd rather tell you that upfront than show up two hours late.

Not sure? Call (972) 210-9033 with your zip and we'll tell you straight.

Are you licensed and insured?

Cole's Plumbing is fully licensed and insured. Our owner, Chad Cole, holds a Texas Master Plumber license (RMP-40414) issued by the Texas State Board of Plumbing Examiners, and we carry $2 million in general liability insurance. We can show you both before any work starts.

Why It Matters in Texas

Texas requires every plumbing business to operate under a licensed Responsible Master Plumber (RMP). The license is the legal authority to pull permits, run a crew, and stand behind the work. If a plumber can't show you a current Texas license, walk away. They can't pull permits, their work won't pass inspection, and your homeowner insurance may not cover the damage if something goes wrong.

You can verify any Texas plumbing license yourself at tsbpe.texas.gov by typing in the RMP number. Our number is RMP-40414, registered to Chad Cole.

What the Insurance Covers

The $2M general liability policy covers two scenarios you actually want covered:

  • Damage we cause while working on your property — water leaks, broken fixtures, or anything we touch that wasn't broken before we got there
  • Injury to anyone on the job site, including our team

We carry workers' comp on top of that, so if a tech gets hurt at your home, you're not on the hook.

What to Ask Any Plumber Before Hiring

  1. What's your Texas Master Plumber license number? Verify it at tsbpe.texas.gov.
  2. How much general liability insurance do you carry? $1M is the floor, $2M is better.
  3. Are you bonded? Yes for any work over $5K — protects you if the job is abandoned.
  4. Will you provide a Certificate of Insurance? A real plumber says yes immediately.

We send a Certificate of Insurance straight to your email if you ask. Most homeowners don't, but it's your right.

Serving Carrollton, Plano, Frisco, and the rest of the northern DFW area. For emergency plumbing or a routine service call, reach Chad direct at (972) 210-9033.

Do you do emergency plumbing?

Yes. We handle emergency plumbing across northern DFW. Active flooding, gas leaks, sewer backups, no-water situations, and frozen-burst pipes get same-hour or same-day response during business hours. After-hours emergencies — including weekends and evenings until midnight — get triaged by phone first, with on-site response when needed.

What Counts as a Plumbing Emergency

Call us first for any of these:

  • Active flooding from a burst pipe, hose, or fixture
  • Gas smell anywhere in the house — see What to do if you smell gas
  • Sewer backup into the house — toilets bubbling, tubs filling with sewage, basement floor drain overflowing
  • No water at all to the entire house
  • No hot water in the middle of winter
  • Frozen pipes during a hard freeze (we'll talk you through thawing safely or come thaw them)
  • Slab leak with active water surfacing through the floor

Our Emergency Response

During business hours (Mon-Fri 8AM-5PM, Sat 8AM-12PM):

  • Same-hour response for active flooding, gas leaks, no-water emergencies
  • Same-day response for everything else

After hours (evenings until midnight, weekends):

  • Chad answers the phone — we don't use an answering service
  • We triage on the call. For some emergencies (like locating your main shutoff to stop flooding) we can talk you through the immediate fix in 5 minutes
  • If on-site response is needed, after-hours rates apply (typically 1.5x standard rate)
  • True overnight emergencies (3 AM gas leak, etc.) — call 911 first if there's any safety risk, then us

What to Do Before We Arrive

For flooding:

  1. Find your main water shutoff — usually outside the house, near the foundation by the front. Turn it clockwise (right) to close.
  2. If you can't find the main, shut off the closest valve to the leak (under-sink valve, water heater valve, etc.)
  3. Move valuables out of the wet area
  4. Take photos for your insurance claim

For sewer backup:

  1. Stop using all drains in the house — every flush makes it worse
  2. Don't plunge a toilet if sewage is already coming out other drains

For gas: leave the house. Call from outside.
